Lehigh Acres is unincorporated Lee County, one of the largest platted subdivisions in the country, laid out decades ago on a grid of quarter-acre-plus lots. That geography drives most of what is unusual about building here.

Lots are larger and less constrained than in Cape Coral or Fort Myers, which makes additions and detached structures more feasible. But many properties are still on private well and septic rather than central utilities. If you are adding bedrooms or bathrooms, septic capacity has to be evaluated, and a drainfield upgrade can be a real line item on an addition. Vacant lots frequently need fill and grading before anything gets built, and that cost is site-specific — two lots on the same street can price out very differently.

All of it permits through Lee County rather than a city building department, so the review process, fee schedule and inspection scheduling follow Lee County’s rules. We work in that system constantly.

Permits, Notices and Inspections

Additions, structural changes, roof replacements, electrical and plumbing work and window or door changes all require Lee County permits. Any improvement over $5,000 needs a Notice of Commencement recorded with the Lee County Clerk of Court before the first inspection — we prepare and record it. Work then proceeds through footing, slab, framing, rough-in, insulation and final inspections, and the permit is closed out with a certificate of completion or occupancy.

We pull every permit under our own license. If someone offers to do structural work in Lehigh Acres without a permit, or asks you to pull an owner-builder permit for work they are performing, that is a warning sign worth taking seriously — it leaves the liability with you and the unpermitted work on your property.
