General Contractor in Cape Coral, FL

DMG Builders LLC is a licensed and insured general contractor (license CGC1537383) serving Cape Coral and the rest of Lee County. We remodel kitchens and bathrooms, build additions, replace roofs and put up new homes on infill lots, and we handle permitting through the City of Cape Coral from submittal to final inspection.

Cape Coral is its own permitting jurisdiction. It is not Lee County, and contractors who work mostly outside the city are often surprised by the difference in submittal requirements and review timelines. We work inside the city regularly and build the permitting reality into the schedule instead of treating it as a surprise.

What Building in Cape Coral Actually Involves

Cape Coral has more than 400 miles of canals, and a large share of the homes we work on are on or near saltwater. That changes material decisions. Standard fasteners and fixtures that hold up fine inland will streak and fail within a few years in salt air, so exterior hardware, railings, light fixtures and roof fasteners need to be specified for coastal exposure. On canal-front properties, work near the seawall and setbacks from the waterway add another layer of review.

Utilities are the other Cape Coral-specific issue. Large parts of the city were platted long before centralized water and sewer reached them, and the city’s utilities extension program has been converting neighborhoods in phases for years. Whether your street is on city utilities or still on well and septic affects what an addition costs, because adding bathrooms to a septic system can mean drainfield work that has nothing to do with the room you are actually building.

Permits and Inspections in Cape Coral

Structural work, roofing, electrical, plumbing, window and door replacement and additions all require permits through the City of Cape Coral. As with the rest of Florida, any improvement over $5,000 requires a recorded Notice of Commencement before the first inspection, which we prepare and record for you. We pull permits under our own license, never in the homeowner’s name.

If you bought a house with unpermitted work already in place — an enclosed lanai, a converted garage, a bathroom that never appeared on a permit — that becomes your problem at resale. We handle after-the-fact permitting and bringing existing work up to code, which is a large and unglamorous part of what we do in Cape Coral.

How We Run a Project

  1. Site visit and measure at the property, at no cost.
  2. Written estimate.
  3. Contract, schedule and payment milestones agreed before anyone starts.
  4. Drawings and permit submittal to the City of Cape Coral.
  5. Construction with one point of contact and inspections scheduled as the work progresses.
  6. Punch list, closeout and permit final.

Frequently Asked Questions

Do you build on vacant Cape Coral lots?

Yes. We build ground-up single-family homes on infill lots and can advise on what a specific lot will require, including utility availability, fill and setbacks, before you commit to a plan.

Does salt air really change what materials you use?

On the water, yes. Fasteners, exterior fixtures, railings and roofing accessories need corrosion-resistant specifications, and the cheap versions fail visibly within a few years. We spec for the exposure the house actually has rather than using one standard everywhere.

Can you enclose my lanai or screened porch?

Usually yes, but converting screened area to conditioned living space is a permitted structural change that involves foundation, wall, window, electrical and often HVAC work. It is not a screen swap, and we will walk you through what your specific structure allows.

What if my house is on septic?

Adding bathrooms or bedrooms to a home on septic can require septic capacity review and drainfield work. We check this before quoting an addition so the number you get is the real number.

Are you licensed and insured?

Yes — Florida certified general contractor license CGC1537383, with general liability and workers compensation coverage. Certificates available on request.
