Humidity Is the Local Variable

Fort Myers humidity does not forgive a poorly built bathroom. Two things decide whether yours holds up. The first is a continuous waterproofing system in the shower — correct substrate, a bonded or sheet membrane, properly treated corners and penetrations, and a drain assembly matched to the membrane. Tile set over unsealed board is the most common defect we find opening up somebody else’s work.

The second is ventilation. An exhaust fan that is undersized, or ducted into the attic instead of through the roof or wall to the outside, moves moisture out of the bathroom and deposits it in the ceiling. In this climate that becomes a mold problem rather than a theoretical one.

Permits

Replacing a vanity or retiling in place typically does not require a permit. Relocating fixtures, altering plumbing or electrical, or adding a bathroom does — through the City of Fort Myers or Lee County depending on your parcel. If the home is on septic, adding a bathroom may require a capacity review.
