Pool Baths and Outdoor Access
Cape Coral has an unusually high concentration of pool homes, and one of the most common requests we get is adding a pool bath or converting an existing bathroom so it opens to the lanai. It is a genuinely useful change — it keeps wet traffic out of the rest of the house — but it is a permitted project involving an exterior door opening, drainage, and often a change to how the space is ventilated and conditioned.
Waterproofing and Ventilation
The failure mode in a bathroom is always water going where it should not. Showers need a continuous waterproofing system: correct substrate, bonded or sheet membrane, treated corners and penetrations, and a drain matched to the system. Ventilation has to be sized for the room and ducted to the exterior. In Cape Coral humidity, a fan discharging into the attic creates a problem above the ceiling instead of solving one below it.
Septic Capacity
If you are adding a bathroom rather than renovating one, and your property is not yet on city sewer, septic capacity has to be evaluated. Drainfield work can be a significant line item that has nothing to do with the room itself, and it is far better identified during the estimate than during construction.
Electrical, plumbing, mechanical and roofing scopes are performed by licensed specialty subcontractors under our general contract, as Florida law requires. You have one contract, one schedule and one point of contact.
Frequently Asked Questions
Can you add a pool bath with a door to the lanai?
Yes. It involves a new exterior opening, drainage and ventilation changes, and a City of Cape Coral permit. It is one of our more frequent Cape Coral requests.
How long does a bathroom remodel take?
Three to five weeks on site for a full renovation. Custom shower glass and stone fabrication add time at the end.
Do you handle the city permit?
Yes, we pull it under our license and manage the inspections. We never ask a homeowner to pull a permit for work we are performing.
Can you do a curbless shower?
Yes. It requires planning the drain and floor structure ahead of time, which is why it needs to be decided before demolition rather than during.
How We Run the Job
- Site visit at the property, including a look at whether you are on city utilities or still on well and septic, which affects more than people expect.
- Written estimate.
- Contract, schedule and payment milestones agreed up front.
- City of Cape Coral permit submittal and Notice of Commencement.
- Construction with one point of contact and inspections as the work progresses.
- Punch list, closeout and permit final.
Cape Coral Areas We Serve
Southeast Cape, southwest Cape, the Cape Harbour and Tarpon Point areas, Pelican, Burnt Store corridor, north Cape Coral and the newer sections still being brought onto city utilities. Canal-front and off-water properties alike.
Why Homeowners Hire Us
- One contract, one contact. You are not coordinating a tile setter, a plumber and an electrician who have never worked together.
- Permits under our license. We never ask a homeowner to pull an owner-builder permit for work we are performing — that shifts liability onto you and is a hallmark of unlicensed operators.
- Licensed and insured. Florida certified general contractor CGC1537383, with general liability and workers compensation. Certificates on request.
